No.40 Molesworth Street, Dublin 2 is a detached reconstructed modern office building on the fastest changing street in Dublin City. The design team were challenged with the refurbishment of an existing building while looking to upgrade not only the existing internal spaces, but adding modern penthouse offices and a special building envelope of Petersen brick , part curtain walling and part SSG glazing. Work commenced on the refurbishment of 2,972 sq.m. (35,000 sq. ft.) in June 2016 once planning permission for the redevelopment was secured.
The building now includes replacement mechanical and electrical plant , office accommodation fitted to a CAT A standard , newly constructed reception area, washrooms and penthouse office floor . The building design is targeting BER A3 with LEED Gold and was completed Summer 2017.
